Pinnacle Title Services can assist you in the entire selling process from sales contract to closing. You find the buyer, and we will take it from there!
Our services include, but are not limited to:
- Title search & examination
- Seller document preparation (which includes): Ordering payoffs, special assessment letter, tax proration, ordering deed, resolution of any title defects, coordinate payment of all items to be paid on the sales contract
- Coordinate signing of documents between sellers, buyers, and lenders (if apply)
- After closing, we record all documents with local Register of Deeds
- Issue final title insurance policy
What we need to get started:
- A copy of the offer to purchase along with any counter offers or amendments
- Marital Status/Homestead Affidavit
- Owner’s Affidavit as to Liens and Possession
- “Authorization to Release Payoff Information Form” filled out with the name of your mortgage company and account number. By signing this form, it will authorize Pinnacle Title Services to order your mortgage/lien payoff statements
- Contact information for the buyer’s lender
- Previous Title Insurance Policy from original purchase of the property
